What are the estimated costs of building?
The construction of homes themselves averages $120–200 per square foot ($1,200–2,000 per square meter), depending on materials.
What is the governance structure?
Holos currently facilitates the community structure and makes most decisions. In 2027, governance of the community spaces and services transfers to the Home Owners Association, created by residents, who will co-create bylaws and other governing structures at that time.
What building materials work best in this region and climate?
A variety of materials work well here, including hardwoods, concrete, rammed earth, steel, and bamboo.
How do water, power, internet, and sewage work?
Holos provides water hookups and power lines to all lots. Fiber optic provides high speed internet through the region, plus Starlink satellite internet. Each resident is on a separate septic system and is responsible for installing their own sewer.
What's the demographic makeup of the community?
A broad mix of ages and ethnicities, including many families and a good number of residents in the second half of life. Some make Holos Diamante their permanent residence, others split their year between here and elsewhere, and some visit periodically. All share a value for nature and wellbeing.
Is there a homeowners association (HOA), and what are the dues?
Yes, an informal HOA that all residents contribute to. Monthly dues are approximately $500 per month, per lot.
Can I rent my house out when I'm not there?
Absolutely, we want as many people as possible to experience Holos Diamante. We have a dedicated booking platform that lists on the major travel websites, and Holos can administer the coordination of all communications, cleaning, and basic maintenance.
